Privacy Policy

Summary.

DealScout collects only the information needed to operate your account and the Service. We do not sell your personal information and we do not use advertising or cross-site tracking. We use standard third-party service providers (Supabase, Stripe, RevenueCat, Apple, Anthropic, ATTOM, Google Maps) to run the product. You can delete your account and data at any time from Settings.

This Privacy Policy explains how DealScout ("DealScout," "we," "us," or "our") collects, uses, shares, and protects personal information when you use the DealScout web application, iOS application, and related services (the "Service"). This Policy should be read alongside our Terms of Service. By using the Service, you agree to the practices described in this Policy. If you do not agree, do not use the Service.

1. Information we collect

Information you provide directly.

  • Account information: name, email address, hashed password, and profile preferences.
  • Content you submit: properties, comparable sales, renovation items, foreclosure records, notes, CSV imports, and files you upload.
  • Support communications: messages you send us via email or in-app support.

Information collected automatically.

  • Usage data: pages visited, features used, in-app search queries, session duration, and error reports.
  • Device data: device type, operating system, browser type, IP address, approximate location derived from IP, language, and timezone.
  • Cookies and similar technologies (web only): essential authentication and session cookies. We do not use advertising or third-party tracking cookies.

Information from third parties.

  • Payment information (Stripe, web): Stripe processes your card information directly. We do not store your full card number. We receive your Stripe customer ID, subscription status, billing email, and transaction metadata.
  • Payment information (Apple and RevenueCat, iOS): Apple processes App Store purchases. We receive a RevenueCat app user ID and subscription status via webhooks. We do not receive your card details or Apple ID credentials.
  • Property data (ATTOM and similar providers): when our admin team curates sheriff-sale listings, we query third-party property data providers for property characteristics and estimated values. This enrichment operates at the listing level and does not use your personal information.

2. Public-records data about third parties

The Service displays foreclosure, sheriff-sale, and related public court records obtained from publicly available government sources. These records are maintained by third parties and may identify defendants, plaintiffs, addresses, case numbers, and sale details. We display this information as aggregated research data for real estate investors and do not directly collect it from the individuals named.

If you are a party named in a public record displayed through the Service and you believe the information is inaccurate or you wish us to stop displaying your information, please contact us at support@trydealscout.com. We will review your request in good faith. We note, however, that we cannot alter or remove information from underlying public records maintained by government entities, and we cannot always remove public-record content from the Service. Where we can reasonably remove or redact content consistent with our legal obligations and legitimate business interests, we will consider doing so.

3. How we use information

  • Provide, operate, maintain, and improve the Service.
  • Authenticate users and secure accounts.
  • Process subscriptions, payments, renewals, and refunds.
  • Respond to support requests.
  • Send transactional messages (receipts, password resets, security notices, billing notices).
  • Send product announcements and updates to users who have opted in.
  • Analyze usage and diagnose errors to improve features and fix bugs.
  • Detect, investigate, and prevent fraud, abuse, and violations of our Terms.
  • Comply with legal obligations and enforce our rights.

We do not sell your personal information, and we do not share your personal information with third parties for their independent marketing purposes. We do not use your personal information to train machine learning or artificial intelligence models.

4. How we share information

We share information only with the following categories of recipients:

Service providers (data processors).

  • Supabase — authentication, database, and storage infrastructure.
  • Vercel — web application hosting.
  • Stripe — payment processing and subscription billing (web).
  • RevenueCat — iOS subscription management and webhook relay.
  • Apple — App Store purchase processing (iOS users).
  • Anthropic (Claude API) — used by our admin team to parse sheriff-sale PDFs during curation. End-user personal data is not sent to Anthropic.
  • ATTOM Data Solutions and/or similar licensed property data providers — property data enrichment at the listing level. End-user personal data is not sent.
  • Google Maps / Street View — embedded map tiles and imagery.
  • Email and analytics providers — transactional email delivery and aggregate product analytics, if and when deployed.

Legal and safety.

We may disclose information if we reasonably believe it is necessary to comply with law, legal process, or a lawful government request; to enforce our Terms; to detect or prevent fraud, security, or technical issues; or to protect our rights, property, or safety, or that of our users or others.

Business transfers.

If DealScout is involved in a merger, acquisition, financing, reorganization, or sale of all or part of our business or assets, your information may be transferred as part of that transaction, subject to standard confidentiality protections and notice as required by law.

5. Your choices and rights

Depending on where you live, you may have some or all of the following rights:

  • Access — request a copy of the personal information we hold about you.
  • Correction — ask us to correct inaccurate or incomplete information.
  • Deletion — ask us to delete your account and personal information.
  • Portability — ask us to provide your data in a portable format.
  • Objection or restriction — object to or restrict certain processing.
  • Withdraw consent — withdraw any consent you previously gave.
  • Opt out of marketing — unsubscribe via the link in any marketing email.

You can delete your account and its associated personal data at any time from the Settings page. Some information may remain in system backups for a limited period and will be deleted or anonymized as backups cycle out. Some information may also be retained where required by law (for example, financial records).

To exercise any right, contact us at support@trydealscout.com. We will respond within the timeframe required by applicable law. We may need to verify your identity before acting on your request.

6. California residents (CCPA/CPRA)

In the twelve months preceding the effective date of this Policy, we have collected the following categories of personal information as defined by the California Consumer Privacy Act: identifiers (name, email, account ID, IP address), commercial information (subscription and transaction records), internet or other electronic network activity (usage and device data), and geolocation information (approximate, derived from IP). We collect this information from you directly, from your device, and from our payment and infrastructure providers. We use it for the purposes described in Section 3.

We do not sell personal information and we do not share personal information for cross-context behavioral advertising, as those terms are defined under California law. California residents have the right to know, delete, correct, and limit the use of sensitive personal information, and to not be discriminated against for exercising these rights. 7. Data retention

We retain personal information for as long as your account is active and for a reasonable period afterward to comply with legal obligations, resolve disputes, and enforce agreements. When you delete your account, we delete your profile and user-submitted content within 30 days, except where longer retention is required by law or for fraud prevention purposes. Aggregated and de-identified data may be retained indefinitely for product improvement.

8. Security

We use commercially reasonable administrative, technical, and physical safeguards designed to protect personal information, including TLS encryption in transit, encrypted database storage, row-level security, hashed passwords, access controls, and logging. No system is perfectly secure, and we cannot guarantee absolute security. If we become aware of a breach affecting your personal information, we will notify you and applicable authorities as required by law.

9. International users

The Service is operated from the United States. If you access it from outside the United States, your information will be transferred to, stored, and processed in the United States, where privacy laws may differ from those in your country. By using the Service, you consent to that transfer. We do not currently target or knowingly offer the Service to residents of the European Union, United Kingdom, or other regions with comprehensive data-protection frameworks; if that changes, we will update this Policy.

10. Children's privacy

The Service is not directed to children under 18, and we do not knowingly collect personal information from anyone under 18. If you believe a child under 18 has provided us with personal information, please contact us at support@trydealscout.com and we will delete it.

11. Third-party links and services

The Service may contain links to third-party websites, services, or listings, including external sheriff and county portals, mapping imagery, and auction platforms. We are not responsible for the privacy practices of those third parties. Review their privacy policies before providing them with information.

12. Changes to this Policy

We may update this Policy from time to time. If we make material changes, we will notify you by email or in-app notification, or by posting a prominent notice on the Service. Your continued use of the Service after the effective date of any update constitutes acceptance of the updated Policy.
